For Quick Tours:
One person 18+ can complete an application first — this qualifies your group to schedule and take a tour of the residence. After the tour, if both you and management agree to move forward, all adults 18 and older will then need to complete their own applications.

You Must Meet These Basic Requirements:
- Age & Application Process: Every applicant 18 years or older must eventually submit a separate application and pay the $37 non-refundable application fee.
- Income: Combined verifiable household gross income must be at least 4 times the monthly rent. (Example: For a $1,000/month unit, you need at least $4,000/month in verifiable income. Cash reserves or other options may be considered in some cases.)
- Employment: Verifiable employment or income source for at least 6 months.
- Identification: Valid government-issued photo ID for all applicants + proof of legal U.S. residency or work authorization.
- Rental History: Positive, verifiable rental or mortgage history (typically 12+ months).
- Credit & Background: Favorable credit history and criminal background that meets property safety standards (no recent evictions, no registered sex offenders, etc.).
- Occupancy Limits: Typically 2 people per bedroom + limits on unrelated adults.
Additional Notes:
- Pets are generally not allowed (limited exceptions possible — confirm with the office).
- Renter's insurance is required for most properties (minimum $300,000 liability).
- Smoking and illegal activity are strictly prohibited.
- All adult occupants must be approved individually.
